Smart Locks for Toledo Rentals: 2026 Buying Guide
Which smart lock works best for your Toledo rental? Real recommendations from installing them every week. Schlage, Yale, August, Kwikset compared — with what we'd actually buy for your specific situation.
If you own rentals in Toledo and you’re still hiding keys, swapping lockboxes, or asking tenants to mail back keys, smart locks pay for themselves in one turnover.
We install them every week across the Toledo area. Here’s what we’d actually buy in 2026 — sorted by use case, not by brand loyalty.
For single-family rentals (1-3 properties)
Schlage Encode Plus — $230-$280
This is what we install most. Wi-Fi built in (no separate hub), works with the free Schlage Home app, supports 100+ access codes, battery lasts 8-12 months in normal use. The “Plus” version added Apple HomeKey support in 2024 if you have iPhone tenants.
Why we recommend it: it just works. No flaky third-party apps, no monthly fee, no hub box to maintain. You issue a new tenant code in 10 seconds, set an expiration date for the previous tenant if you want, done.
What we’d skip: the base Schlage Encode (not Plus) is fine but the Plus is worth the extra $30.
For multi-unit landlords (4+ doors)
Yale Assure SL with Wi-Fi — $200-$240
Schlage’s app handles a single lock well. For 4+ locks, Yale’s app is better — you see all locks at once, set codes across units, get failure notifications.
Yale also has a “key-free” model (no physical key backup, just keypad). Less to lose, less to re-key, but if the battery dies completely you’re locked out. We recommend the key-included version for rentals so a property manager can always get in with a key as backup.
For Airbnb / short-term rentals
Yale Assure 2 with Yale Connect — $230 + $50 hub
The dealbreaker for Airbnb is auto-expiring codes. Yale Connect lets you set codes that activate on check-in day and expire on check-out day, automatically. Same with the cleaner’s code (auto-renews weekly).
You can do this with Schlage too if you pay for Schlage Sense + a separate hub, but Yale’s solution is cleaner for short-term rentals.
If you want zero hardware mess: many Airbnb hosts use the August Smart Lock Pro + Wi-Fi Bridge because it retrofits over the existing deadbolt (you keep your original lock for key entry). Easier guest experience, smaller install footprint.
Budget pick (single property, low complexity)
Kwikset Halo — $150-$190
If you have ONE rental and want a smart lock without spending $230, the Halo is fine. Wi-Fi built in, free app, supports 250 codes. The build quality is a step below Schlage/Yale but for a typical 5-year ownership cycle, it works.
We’ve installed maybe 30 of these. About 10% have battery sensor issues (lock says batteries are good, then dies a week later). Not a dealbreaker but a known quirk.
Locks we don’t recommend (anymore)
Wyze Lock — was a great budget pick at $90 but Wyze has had multiple security incidents in 2022-2024. We stopped installing them. If you have one, keep it; if you’re buying new, skip.
August (V4 and earlier) — Earlier August locks required a separate hub for Wi-Fi. Newer ones are fine but legacy hub setups are flaky. Only get the newest model with built-in Wi-Fi.
Generic Amazon brands (Hornbill, Lockly, eufy) — Hit or miss on durability and app support. Some are great. Some die in 18 months. If your time is worth more than $50, stick with Schlage, Yale, August, or Kwikset.
What “compatible with your door” actually means
Before buying any smart lock, verify:
- Door thickness — most smart locks support 1-3/8” to 1-3/4” doors (standard residential). If yours is thicker (some custom doors), check the spec.
- Backset — the distance from door edge to the center of the bore hole. Standard is 2-3/8” or 2-3/4”. Both are supported by major brands.
- Existing deadbolt — if you have a single-cylinder deadbolt (keyhole on outside, thumb-turn on inside), 95% of smart locks fit. Double-cylinder (keyhole on both sides) — most smart locks don’t replace these directly.
We check all of this in the install visit. Send a photo of your current lock through the portal and we’ll confirm compatibility before you buy.
Battery life — the real numbers
Manufacturer claims: “1 year”
Real-world Toledo rental use:
| Brand | Light use | Heavy use (Airbnb) |
|---|---|---|
| Schlage Encode | 9-12 months | 5-7 months |
| Yale Assure | 8-11 months | 5-6 months |
| August Smart Lock | 4-6 months | 2-3 months |
| Kwikset Halo | 7-9 months | 4-5 months |
We can swap batteries on a return visit (covered by $89 standard visit) or leave you 2-3 spares at install. Most landlords prefer to swap themselves.
Install costs
Our smart lock install is the $89 standard visit (covers up to 60 minutes of work, which is enough for a single-lock install + app setup). Materials are at receipt cost (the lock itself).
Turnkey for a single-family rental:
- Schlage Encode Plus + install: $315-$370
- Yale Assure 2 + install: $290-$330
- Kwikset Halo + install: $240-$280
The biggest win — re-coding between tenants
The smart lock pays for itself the second time a tenant moves out. Instead of paying a locksmith $80-$150 to re-key, you change a code in the app. Instant.
If you’re managing 4+ rentals, you save roughly $400-$600 per year just in re-key avoidance, plus all the time saved coordinating key handoffs.
