Standard visit is $89. A typical 1-bedroom turnover (paint touch-ups, 3-4 drywall patches, smart lock re-code, fixture check) runs $89 + $80-$200 in materials = under $300 total. Larger units or full repaint quoted separately.

Do you offer volume pricing for multiple units? +
Yes. Message through the portal — for landlords with 3+ units or recurring turnover work, we put together a custom arrangement (often a small per-visit discount and priority scheduling).
How do I know the work was done if I am not there? +
Live photos in the portal during and after every visit. You see exactly what was done without driving over. That is the entire point of our process.
Can you coordinate with my cleaner? +
Yes. Tell us when the cleaner is scheduled and we will sequence the punch list so the cleaner has a finished unit to clean (no point cleaning around our drywall dust).
Do you swap smart locks between tenants? +
Yes. Re-code is included in the smart lock service. New install ($120-$300 for the lock) we handle in the same visit.
What about full unit paint between tenants? +
Full unit repaint (3-bedroom apartment, 1000 sqft) runs $1,500-$2,800 including paint. Plan 3-4 days. We coordinate timing with your tenant turnover date.
